Sealed-Bid Auction Properties

The real estate market is full of hopeful signs. Inventory levels will continue on the high side for the immediate future, but prices have generally come down creating some genuine investment opportunities for discerning buyers. The challenge is to deliver that message to an audience that is understandably skeptical at the end of a dramatic national and international price correction.

National trends have never been a reliable indicator of value for Maine real estate. Maine properties are simply unique, and buyers are usually uniquely motivated.  Properties are generally bought and sold based on their conformance to visions of living the good life in Maine.

It's a process that sometimes defies the toolbox of certified appraisers and more recently has discouraged the risk-averse lenders they represent.  In some cases, that's affected buyer confidence and resulted in missed opportunities for both buyers and sellers.  It's an ongoing cycle that continues to frustrate normal market activity and stall our national economy.

The Christopher Group's Sealed Bid Auction event attempts to help end this cycle by restoring the fundamental law of value—the agreed price between willing buyers and willing sellers. This auction is an opportunity to showcase some of Maine’s finest real estate investment opportunities and to bring qualified buyers and motivated sellers together in an open-market atmosphere.  In spirit, it is no different than an auction of fine art.

Here’s how it works.

Every participating property has been depicted in a Bidders Information Package to illustrate both its asset and aesthetic value to facilitate buyer due diligence.

To expedite the process and assure a level playing field, each seller has provided a list of acceptable terms and   conditions to help guide buyers in making successful price offers.

Buyers may elect to negotiate for properties outside of auction process through conventional representation and contract process, however all participating sellers have agreed not to accept any offer until all bids are reviewed following auction deadline.
